The project consists of a new 15,000 sf Office / Retail / Warehouse building as part of Phase 2 improvements to an existing retail center on a 3.98 acre tract on State Highway Route 38 in the Township of Hainesport, Burlington County. Included in the design was a new parking lot for 84 parking spaces, an underground detention system to handle increases in stormwater runoff and landscape and lighting design.

The project contains a 7,800 sf Office / Warehouse building on a 4.706 acre tract in the Township of Old Bridge, Middlesex County. Included within the design was a eleven car parking lot, a 17,000 s.f. gravel yard and gabion and modular block retaining walls to account for existing slopes on the property. The design provided the required storm water management provisions via an underground detention system within the gravel yard area. Also required, as part of the project, is a sanitary sewer force main to connect the proposed sanitary sewer to an off-site sanitary main. A landscape and lighting design in accordance with municipal requirements was also provided. |

The Municipal Aid program for White Road is to replace curb and sidewalk, milling and resurfacing or White Road from Broad Street to Little Silver boundary. |

The Municipal Aid program for Hance Road is to repair and overlay 3,500 linear feet of roadway with full curb replacement, full sidewalk replacement, drainage improvements, installation of new roadway striping and pedestrian safety signage to enhance safety at school crossings, and full restoration of Hance Road from River Road to Ridge Road in the Borough of Fair Haven. |

A four lot single family residential subdivision was designed for a 4.19 acre tract in the Township of Holmdel, Monmouth County. The project included a 600 foot cul-de-sac in accordance the requirements of the Residential Site Improvement Standards. Included in the design was a stormwater management system in accordance with NJDEP standards for runoff control, water quality, and stormwater recharge. Additionally, a landscape buffer design was provided to buffer the proposed dwellings from adjacent Bethany Road in conformance with municipal requirements. In addition to the local approvals, the project requires NJDEP stream encroachment, wetlands, and sanitary sewer extension permitting and Freehold Soil Conservation District certification. |

The project consists of a four lot single family residential subdivision in the Township Middletown, Monmouth County. Included within the project is a 230 foot long cul-de-sac in accordance with the Residential Site Improvement Standards. The design includes the requisite storm water management, sanitary sewer extension and water main extension improvements. Additionally, a landscape buffer and street trees are included in accordance with the township requirements. |

An existing commercial site within the Borough of Red Bank, Monmouth County is proposed to be redeveloped as part of the proposed development project. The project includes 14 “Brownstone” style residential units on an approximately 0.5 acre tract in the Borough of Red Bank. Two four story buildings are proposed with individual garage and driveways along the rear of the buildings. Included within the design was a landscape and lighting design that incorporated a streetscape that will beautify the Borough downtown in harmony with recent redevelopment projects in the Borough. All utility service connections and storm water management improvements were included in the design in accordance with the Residential Site Improvement Standards and the requirements of the Borough of Red Bank. |

This project consists of construction of ingress/egress driveway from Dartmouth Avenue, construction of paved parking area for approximately 25 spaces, underground stormwater management facilities, drainage facilities near Gentry Drive, construction of a tee ball field, removal of existing site driveway to Ridge Road, installation of improved pedestrian paths on site, reconfiguration of existing playground to comply with ADA standards, along with construction of a full sized soccer field, youth soccer field, and little league ballfield. |

The project consists of the redevelopment of an existing commercial site in the Borough of Red Bank, Monmouth County. The existing site is completely covered by parking lot and buildings. The proposed development will consist of a five story residential building with 32 dwelling units. All required parking will be provided on the site though a parking garage on the first floor of the building and an on-site parking lot consisting of 26 parking spaces. An exceptional landscape and lighting plan was proposed to enhance the existing neighborhood and conform to the requirements of the Borough. |

The project entails the construction of a two-story building addition to an existing office building in the Township of Hazlet, Monmouth County. The 4,500 sf building addition requires the expansion of the existing parking lot to provide 28 parking spaces. Additionally, an underground detention system was proposed due to site constraints to provide stormwater management for the site in accordance with the Township requirements. Additionally, a landscape and lighting design was provided to enhance the existing landscaping on the site while maintaining the unique colonial style of the site. |
